Do’s and don’ts of the mortgage process

Many times we find our clients are poorly positioned to qualify for a loan with the best possible rate. That’s why it’s vitally important to meet with a qualified, experienced Mortgage Broker before starting your home search.

Here are the steps to prepare yourself:

Make sure your employment, asset and personal information is correct on your loan

Be prepared to account for non payroll deposits into each account you plan to use
toward your transaction.

Respond to any requests from your loan officer promptly.

Do maintain your employment at your current job.

Don’t apply for any new credit or financing of any kind. Don’t co-sign on a loan, either.

Don’t have any inquiries made on your credit report.

Don’t raise red flags to the underwriters -such as co-signing on another person’s loan
or changing your name and address.

Don’t make changes to your name, address, job or income.

Don’t spend your closing costs.

Don’t apply for new credit of any kind.

Do keep all credit card accounts open.

Don’t MAX OUT or overcharge existing credit cards.

Do maintain your employment at your current job.

Don’t consolidate debt to one or two cards.

Do pay off collections, judgments, or tax liens reported within one year.

Don’t make any large purchases.

Do stay current on your existing accounts.

Don’t make any large deposits into any of your accounts.

Do call. We are here to help you through this process.
